How much down payment do I really need?+

Less than most people think. FHA starts at 3.5% down, VA is 0% for eligible veterans, and conventional programs start around 3–5% for qualified first-time buyers. Florida down-payment assistance can cover part of it.

I’m self-employed. Can I still qualify?+

Yes. Beyond standard documentation, bank-statement programs qualify you on deposits rather than tax returns, and DSCR loans qualify investment properties on their rental income alone.

Does getting a quote hurt my credit?+

No. Initial quotes use estimates and soft inquiries with zero impact to your score. A hard credit pull only happens when you decide to move forward with an application.

How fast can you close?+

Typical purchases close in 21–30 days. With a complete file we have closed in under three weeks. Refinances usually run 30–45 days.

What credit score do I need?+

FHA can work from 580, conventional generally wants 620+, and the best pricing kicks in around 740. If you’re below those numbers, we’ll give you a specific plan to get there rather than a flat no.

Do you only work in South Florida?+

No. We are licensed for the entire state of Florida and close loans from Pensacola to Key West. Our office is in Sunrise, but most of the process happens by phone, email and e-signature.
